Pay Attention to the C’s


One of the biggest mistakes that many sellers make is to put their home on the market in “as-is” condition. In other words, not taking the time to make their home look like a model. First impressions are incredibly important to buyers—this cannot be overstated!



  • Curb Appeal

o       Pressure wash your driveway and sidewalks.

o       Add or replace mulch.

o       Manicure your lawn and landscaping.

§         Plant some flowers for color, but don’t overdo it.

§         Trim trees and shrubs, pull weeds.

  • Clutter

o       REMOVE IT! Buyers want to envision their own belongings, not yours.

o       Pack away your personal items, including photos.

o       Clear your counters, tables, and vanities of all but the most necessary items.

o       Your refrigerator should have stuff on the inside, not on the outside!

o       Don’t forget to clean out and organize your closets, pantry, and other storage areas.

  • Cleanliness

o       Kitchen and bathroom areas should absolutely sparkle!

o       Vacuum all rooms before every showing.

o       Clean air conditioning vents and dust off ceiling fans.

o       Sweep off porch and patio areas.


The above list may appear to be common sense issues but, in the chaos of everyday life, it’s easy to overlook the obvious! The added effort will help your property sell faster and potentially for a higher price. It will be well worth your time.


Some homes could also greatly benefit from more detailed and “professional” staging. A professional Home Stager will look at your home from a very objective point of view. They understand what is most important for buyers. Sometimes they can simply rearrange your existing furnishings, other times it may be helpful to do something completely different. Vacant properties will almost always show better with some degree of staging. One thing for certain, properly staged homes have the best opportunity to sell.
